Denver, Colorado 80220
We’re Mackenzie and Zach. Mackenzie did her pediatric residency at CU Anschutz, and this was our family’s home through it all. The commute was a 9-minute straight shot down Montview, which was huge on early morning calls. Zach worked from home, our son had his own room, and we still had a guest bedroom for when family visited. Our dog had a fenced backyard with a dog door, and there’s a park with a dog park and tennis courts literally across the street.
Now that we’re moving on, we’re looking for a good fit. If this looks like it could work for you, we’d love to talk.
We’re selling by owner, no listing agent on our side. If you want to bring your own agent that’s totally fine, or if you want to keep things simple and direct, we’re happy to do that too.
Most of these are from the original listing before we moved in. The house is currently lived in and furnished, so it doesn’t look exactly like this right now, but you get the idea.
Everything was pretty much redone before we moved in. The kitchen has subway tile backsplash, gray shaker cabinets, quartz countertops, and all stainless steel appliances (new as of 2023). The bathroom was updated with a tile surround and new vanity. All appliances are included, including the washer and dryer (those two aren’t new, but everything else is).
The house has central heating. No central A/C, but we’ve been totally fine with 2 window units which we’ll include. You could add central A/C if you wanted. The living room has a big window facing the park, and the primary bedroom is genuinely oversized. We had our king bed in there with room to spare. We used the second bedroom as our son’s room and the third as a guest room / office.
The backyard is fully fenced with a nice board-on-board privacy fence, and we put in a dog door on the back so the dog could go in and out. There’s a storage shed back there and a covered patio area where we spent a lot of evenings.
Beyond what was already updated when we bought it, here’s what we added.
Full board-on-board fence around the backyard. Looks great, real privacy.
Tore out the AstroTurf, refinished the concrete underneath, and added outdoor rugs, furniture, and string lights. Great hangout spot.
Had professional insulation installed. Noticeably better with heating costs.
Fixed leaks, repaired the sewer pipe, added a bathroom vent. All the unglamorous stuff that matters.
Brand new door with a window and built-in dog door. Game changer if you have a dog.
Planted 3 trees (2 side, 1 front), fixed up the sprinkler system. The yard looks great now.
A couple things we noticed that the next owner could do with this place.
The primary bedroom is oversized and the laundry room is right there. You could pretty easily convert that space into a second full bath. In this market, a 3/2 is worth meaningfully more than a 3/1.
The covered back patio already has a roof and structure. A few other houses on the street have enclosed theirs to add a family room, office, or even a 4th bedroom. It’s a natural extension.
Honestly, the neighborhood was one of the best parts. Here’s what’s around you.
The drive to Anschutz is dead simple. Head east on Montview, you’re there. No highway, no turns, no drama. Mackenzie could be walking into the hospital in under 10 minutes from the time she left the house. Denver Health is about 20 minutes away.
The house is on a corner on a main road, which means when it snows, the city plows it. We never once got snowed in, which is more than a lot of people in Denver can say.
Schedule a time to come by or we can FaceTime tour.
For sale by owner. We’d love to sell direct to save us both the agent fees, but we’ll work with your agent if you already have one.
